Q : Would you ever recommend adding on a 3rd bedroom in order to sell a home-the only negative feedback we have had is it only has two bedrooms?
A : I would say – no. But 1st, you should consider the cost & trouble it would take to do this. Then, would it prove to be beneficial to a quicker sale while getting back your money. I find that usually, the cost & time to do something like this, where you add square footage to a property, can get the same result as just applying that money to a price adjustment. Even if you did add on, buyers would still come up with another objection – remember, there is no such thing as a perfect house, even brand new! My question to you is, didn’t the potential buyers who used that objection know ‘up front’ that it only has 2 bedrooms? There are plenty of 2 bedroom properties that sell every day – so, there is a buyer out there for yours. Adjust the price.
