Oil and Gas Drilling Rights Leasing Question

Q: I live in the Barnett shale oil/gas leasing area in Tarrant Co. Texas. We are in the midst of signing drilling rights for a bonus AND royalties. How will future royalties figure in to the price of house values and selling a home?

A: It would depend if the new buyer gets the rights in the deal or if the seller retains them. That probably is more of an appraisal problem. From Title we look at the Sales Price on the PA for Value. If they are selling it separate, than it’s like selling the business separate, than the real estate.
